The Sky HVAC preventative maintenance program includes a 21-point inspection twice a year – once in the spring and once in the fall. We make sure your HVAC system is running at peak performance by checking amp draws, refrigerant levels, etc., which will save you on energy cost. We inspect critical components (motors, capacitors, condenser coils, and compressor) thus ensuring system reliability.
We will also conduct a full inspection of your duct system to make sure there are no air leaks that can be responsible for reduced airflow.

Sky HVAC is offering a discounted Sky Club Membership for ALL Newly Managed Properties where they inspect both the indoor and outdoor systems as well as verify the correct system operation. Sky Air Conditioning and Heating has provided to all of Block and Associates Realty clients their Sky club membership that is normally $190 for only $175. And any additional systems on the property can be included for only $100 per system. Block and Associates customers will receive a 15% discount on parts and labor for any needed repairs, which will help save a considerable amount of money on your side compared to the competition prices. We care about our customers and want to make sure that you are taken care of.
Prior to each visit your tenants will be notified through email to expect a phone call for scheduling the appointment. After each visit, you will be provided with a report that includes pictures and recommendations, if any. Please understand that if deciding to not proceed with this HVAC maintenance service, premature failures could result as we approach the summer heat, and could lead to your HVAC system not lasting as long.

Sky HVAC Preventative Maintenance Checklist
By choosing our Sky HVAC Energy Saving (Preventative Maintenance) Agreement, we agree to provide you with a complete factory precision tune-up and professional cleaning for your heating and air conditioning equipment. The following tasks will be performed by our HVAC preventative maintenance technicians depending on the type of unit you have.
Outdoor Units
- Clean dirt, debris, and leaves from inside unit
- Inspect unit for correct refrigerant level
- Inspect base pan for blocked drain openings – remove the obstruction and clean if necessary
- Inspect cabinet and coil – and clean as needed
- Inspect fan motor – older models may require additional lubricant
- Inspect fan blades for damage or wear
- Inspect control box, controls/accessories, connections, and wiring.
- Controls may include relays, contactors. Capacitors, circuit boards, sump heat, and additional accessories. We will also check the control box and electrical parts for any wear or damage.
- Inspect the compressor and associated tubing for wear or damage
While Your System is Operating
- Monitoring of system starting capabilities and characteristics
- Search for any unusual odors – find the source if found
- Listen for any unusual or abnormal noise
- Monitor heat pump system and air conditioning for correct refrigerant charge
- Measure indoor wet and dry bulb temperature
- Measure outdoor dry bulb temperature
- Measure low and high side system pressures
- Check gas furnace and monitor for correct manifold and line gas pressure – adjust if necessary
- Measure the rise of temperature and adjust airflow if needed
- Monitor system for proper line and load amps/volt
- Check system vent for proper operation
- Monitor system for correct operation per the manufacturer’s specifications
- Provide a complete system operation report and recommend replacements or repairs if needed
Indoor Units
- Inspect the blower housing, assembly, blower wheel, and motor
- For older models, inspect fan belt and replace if needed – lubricate motor if needed
- Inspect combustion blower housing for debris and lint
- Inspect gas furnaces for gas leaks
- Flush and clear debris or cut and remove obstructions from the condensation drain pan and drain line
- Inspect evaporator coil for impacted debris, dust, dander, and biological growth
- Inspect safety controls and ignition system – adjust and clean as needed
- Inspection of burner assembly – adjust and clean as needed
- Inspect heating elements or heat exchanger
- Inspect control box, connections and wiring, and associated controls – tighten if needed
- Inspection of flue system – check the furnace for proper attachment, signs of corrosion, and any dislocated sections
- Replace or clean customer-provided air filters
- Inspect the condition of the airflow system ad airflow from vents (ductwork) – check for air leaks

If you sign up for your Sky membership through us and are billed by us, then the billing terms described below will apply to your membership. If all eligible payment methods we have on file for you are declined for payment of your membership fee, you must provide us with a new eligible payment method promptly or your membership will be canceled. If you provide us with a new eligible payment method and are successfully charged, your new membership starts on the date of payment. If the agreement is cancelled prior to the renewal date, a refund will be issued based upon the services rendered.
UNLESS YOU NOTIFY US BEFORE A CHARGE THAT YOU WANT TO CANCEL OR DO NOT WANT TO AUTO-RENEW, YOU UNDERSTAND YOUR SKY MEMBERSHIP WILL AUTOMATICALLY CONTINUE AND YOU AUTHORIZE US (WITHOUT NOTICE TO YOU, UNLESS REQUIRED BY APPLICABLE LAW) TO COLLECT THE THEN-APPLICABLE MEMBERSHIP FEE AND ANY TAXES, USING ANY ELIGIBLE PAYMENT METHOD WE HAVE ON RECORD FOR YOU.
